    Job Description: Groundsman

    Position Title: Groundsman / Estate Groundskeeper
    Employment Type: Full-Time
    Reports To: Property Operations Manager

    Position Summary

    The Groundsman is responsible for the care, maintenance, and presentation of a private estate’s outdoor areas, ensuring all grounds, gardens, and exterior facilities are maintained to an exceptional standard. This role requires a hands-on, proactive individual with strong horticultural skills, attention to detail, and the ability to work independently or as part of an estate team, comfort working in varying weather conditions, and the ability to operate and maintain groundskeeping equipment efficiently are essential for this role.




    Key Responsibilities

    Grounds & Garden Maintenance

    • Maintain lawns: mowing, edging, fertilizing, seeding, aerating, and irrigation.
    • Manage flower beds, hedges, borders, shrubs, and ornamental plantings.
    • Perform pruning, trimming, weeding, mulching, and seasonal planting.
    • Monitor plant health; identify pests, diseases, nutrient deficiencies, or environmental stress.
    • Help with tasks on the inside of the property as needed or assigned

    Estate Grounds Care

    • Maintain driveways, pathways, patios, terraces, outdoor living spaces, and exterior structures.
    • Keep grounds tidy through leaf removal, debris cleanup, and routine inspections. 
    • Maintain water features such as fountains, irrigation systems, or ponds.
    • Maintain fences, gates, outdoor lighting, and animal pasture areas

    Seasonal & Climate-Specific Work 

    • Perform snow removal for driveways, walkways, patios, and estate entrances.
    • Apply ice melt, sand, or other treatments to maintain safe access.
    • Prepare grounds for harsh winters, including plant protection and equipment winterization.
    • Conduct spring cleanup, storm-damage debris removal, and seasonal restoration.

    Projects & Special Tasks

    • Assist with landscaping upgrades, plant installations, and long-term improvement projects.
    • Prepare outdoor areas for estate events or guest visits.
    • Support other estate tasks as assigned by the Property Operations Manager

    Equipment Operation & Maintenance

    • Safely operate groundskeeping equipment (mowers, trimmers, chainsaws, blowers, tractors).
    • Perform basic equipment maintenance, cleaning, sharpening, and minor repairs.
    • Track inventory of tools, supplies, fertilizers, and fuel.
    • Keep shop and work areas cleaned and organized

    General Estate Assistance

    • Support additional tasks during busy seasons, including light maintenance tasks.
    • Help with animal care, feeding,and pasture establishment
    • Provide occasional assistance with other estate roles when requested.




    Qualifications & Skills

    • Previous experience as a groundsman, gardener, landscaper, or horticultural worker (private estate experience preferred).
    • Strong knowledge of plants, soils, irrigation, and landscape maintenance.
    • Ability to operate a variety of groundskeeping equipment safely.
    • Physically fit and comfortable working outdoors in all weather conditions.
    • Self-motivated, reliable, and discreet with strong respect for privacy.
    • Ability to follow instructions, manage time efficiently, and work independently.




    Additional Requirements

    • Valid driver’s license.
    • Flexibility to work occasional weekends, early mornings, or varied hours as needed.
    • Background check and drug screening will be required.




    Compensation

    • Competitive salary based on experience.
    • Health Benefits, 401K, PTO
    • Salary range $33.00-$41.00 per hour ($68,640-$85,280) Overtime available after 40 hours.
